From 1st October, The Smoke & Carbon Monoxide Alarm (England) Regulations 2015 require many landlords to install smoke alarms on every floor of their properties and a carbon monoxide alarm in rooms with solid fuel appliances. Landlords are required to check these alarms are working at the start of every new tenancy.
Enforcement of the Regulations is down to the local housing authority, which can require landlords to fit alarms and if the landlord fails to do so has the power to arrange for them to be fitted, with a power to levy a penalty charge on the landlord of up to £5000.
